Ahh Where to start. There are numerous areas around the Henderson area that are called rural preservation. These are areas that are areas designated for horse property/farm.  Most areas have lots that range from 1/3 of an acre all the way up to 2-3 acres of land. Yes I said it there is actually properties you can get in Henderson that are not “on top of your neighbor” properties. There are 4 major areas: Just off the 95 and horizon, Just off the 95 and College Dr, Just off the 95 and Wagon-wheel Dr and on Racetrack Rd. See below for all the areas explained.

Rural Areas Real Estate in Nevada


The great advantage to these areas are if you are looking for more space between houses and more room for your “toys”. Allthough all “rural areas” have no street lights and no curbs, sidewalks and gutters, the city still does maintain the streets. The owner has the ability to board horses have chickens, pigs, etc. Also there are no HOA’s in these areas. So in essence you can do what you like with your property.  City building codes still apply.

95 and College Dr.

The most popular area of the four is the properties right off of the 95 and College Dr. There has been a lot of building going on out there with Dr. Horton offering semi-custom homes (starting in the high $700’s) as well as private investors building custom homes and selling them ready to move in. There are plenty of properties for sale on the market with prices in the upper $100’s for 1+ acre. This area has no HOA but does have a Members Board called the MPRA. This board was put into place to help keep the rural area RURAL. There has been plenty of times that this group has saved the area from big builders coming in and subdividing land and building on it, along with commercial projects being shut down to keep it a rural area. I like to call myself an expert in this area, as I live in this rural preservation area.

95 and Wagonwheel

This area is comprised of 1/3 acre lots. A predominant area for you to have your horses with you as the equestrian park is right nextdoor, which offers plenty of riding miles for you to enjoy. A neat feature of this area is every street is named with a horse related name. There are streets like Mustang Dr and Quarterhorse Dr. Furthering the association for accommodating horse owners. Here and there from time to time there will be private investors building semi custom homes on lots ranging in the mid $500’s.
